Reporting to the owners and the head office executive, the Property Manager is responsible for the daily and overall management of all administrative, operational, and leasing activities of the Laurel Canyon building.
He or she ensures that the property is well maintained, and occupied, and generates optimal financial returns for the owners.
This individual plays a key role in maximizing the value and profitability of the Laurel Canyon Property.

Responsibilities: Receive rental payments; process in the accounting system and deposit in the bank.
Maintain a solid understanding of all leases.
Utilize the purchase order module in the accounting system to receive proper authorization for purchases at the property.
Receive payables invoices; process in the accounting system, print checks, and present for signature.
Process late fees and other charges to tenants.
Manage parking system, ensuring proper fees are charged to tenants as well as managing the guest token system.
Maintain and review camera system and date and report as required.
Verify the backup system to ensure it is properly recording all important activity and that key information such as license plates is visible.
Maintain company records and files in an organized fashion, digitally and physically where necessary.
Organize, maintain, and secure all building keys, and all office files and keep the office tidy.
All other typical administrative functions as required by ownership.
Schedule and follow up on regular monthly maintenance contracts (i.
e.
Pest Control, Elevator, etc.
).
Schedule and follow up with the onsite janitor and/or cleaning company to ensure common areas, as well as tenant suites, are adequately cleaned.
Schedule and follow up on repairs as needed with outside trades (i.
e.
HVAC, Elevator, doors, etc.
).
Ordering supplies as needed for building (i.
e.
toilet paper, hand soaps etc).
Ensuring proper signage is affixed in all areas of the building, including the digital lobby directory.
Be the point of contact for the property concerning capital improvement and tenant improvement projects; coordinate the work for all trades necessary.
Maintain and update supplier files and documents (i.
e.
insurance certificates).
Manage and supervise all aspects of tenant move-in and move-outs.
Conduct daily, weekly, and monthly property walk-throughs (inside and outside) of the building and create and apply proper preventative and ongoing maintenance programs.
Sign off and approve all supplies, services, and work performed or received for payment.
Make sure that the property is always maintained in a clean and orderly fashion with good curb appeal on the exterior and a professional appearance throughout the interior.
Produce and maintain an up-to-date contract list and re-negotiate (with owner’s approval) any contracts as applicable.
Identify any major issues/problems at the building, suggest and cost solutions, and present them to the Owner, for example, elevator modernization, upgrade fire alarm panel/system, major roof repairs, and more.
Coordinate collection of rents and other charges from tenants.
Delivering invoices or statements of account to tenants as needed.
Be the point of contact for the tenants of the building; receive tenant concerns and complaints and resolve or relay to ownership as necessary.
Maintain and update tenant files and documents (i.
e.
insurance certificates).
Coordinate the scheduling and viewing of vacant units for potential tenants with the exclusive listing broker.
Communicate with all tenants regularly, in person and via email or posted notices, as needed.
Requirements: University degree in real estate management, business administration, or a related field.
5 + years experience in managing real estate properties.
In-depth knowledge of laws, regulations, and procedures related to property management.
Excellent financial management and cost analysis skills.
Ability to work independently and manage multiple tasks simultaneously.
Strong communication and problem-solving skills.
Must be available outside regular office hours.
