*Responsibilities:* * Act as a primary point of contact on behalf of Landlord for certain tenants and as an asset manager for other properties with third party property managers in place.
* Utilize Appfolio to streamline property management tasks, ensuring efficiency and accuracy.
* Oversee day to day management of properties * Obtain and negotiate estimates/ bids for repairs and maintenance.
* Collect certificates of insurance for both tenants and vendors.
* Review and approve the annual reconciliation of operating expenses and annual estimates of operating expenses for each asset.
* Lead negotiations and execute lease agreements, renewals, and expansions, leveraging your management expertise.
* Quarterly travel to properties to walk and inspect buildings and equipment.
* Oversee rent collection and expenses * Manage construction projects such as tenant improvements, restroom renovations and major repair and maintenance projects, etc * Conduct thorough financial analysis to identify opportunities for cost savings and revenue enhancement.
* Negotiate new leases and renewals with leasing teams * Ensure properties are in compliance with all relevant laws and regulations * Work closely with legal teams on lease agreements and efficient dispute resolution.
* Assures that appropriate insurance requirements are in place for all properties *Qualifications:* * Bachelor's degree in Business, Real Estate, or a related field.
* Minimum 2-3 years prior work experince in commercial property managment * Strong knowledge of commercial real estate operations, leasing, and financial management.
* Proficiency in Appfolio property management software is required.
* Excellent communication, negotiation, and interpersonal skills.
Detail-oriented with strong organizational and problem-solving abilities.
* Proficiency in Microsoft Office Suite.
Job Type: Full-time Pay: $75,630.
00 - $80,517.
