*The Assistant Property Manager supports the administration of policies and procedures that promote well-managed, well-maintained buildings and grounds at company-owned commercial properties.
* The Assistant Property Manager is capable of managing the building staff/tenants in the absence of the Property Manager.
The APM is responsible for assisting the Property Manager with the management of all on-site operations and achieving property financial and operational objectives.
*Duties & Responsibilities*
* Assist in the day-to-day operational management of buildings and grounds consistent with Orden policies & procedures, approved budgets, business plans and management direction.
* Bid work for repairs and maintenance and capital improvements.
* Keep accurate records of current space conditions including roof, HVAC, utilities, and special circumstances.
* Coordinate building access to brokers, tenants and vendors
* Oversee service contracts, purchase orders and work authorizations.
* Obtain certificates of insurance or waivers from contractors, suppliers and other third parties, and assure adherence to safety requirements pertinent to property visitors, tenants and employees.
* Collect rents and other receivables, invoicing tenants as required, and pursue collections as necessary.
* Coordinate tenant move-in and move-out process
* Assist with CAM reconciliations, variance reporting, financial reporting and annual budget process
* Review and approve of monthly property invoices, and follow up on vendor payment issues as they arise
* Act as liaison between Property Management and other departments such as leasing, accounting, etc.
* Provide excellent customer service to tenants, prospective tenants, vendors, etc.

*Qualifications*
* Bachelors degree in Accounting, Business Administration or related field is preferred, not required
* 3+ years' experience in Property Management required; Commercial Real Estate experience a big plus!
* Experience with Yardi required
* Working knowledge of work order systems required; Angus a big plus!
* Proficient in Microsoft Office
* Able to work on multiple projects with accuracy and efficiency while keeping tight deadlines
* Strong verbal and written communication skills
* Excellent customer service skills
* Strong attention to details
