IMT Residential is hiring for a Regional Service Manager for the California region presently consisting of 13 communities primarily in the Los Angeles, Orange County, San Diego and East Bay areas.

Pay - $100,000 - $120,000/yr.

Apply today to experience the IMTeam difference! Position Details: The Regional Service Manager assumes full responsibility for all maintenance-related matters for the properties within the assigned portfolio.
Independently assists regional property management and field associates in implementing and executing various policies, procedures, and programs relating to the overall maintenance of properties.
This position is responsible for assessing the training needs, providing or arranging to provide the necessary coaching and training of the maintenance team for all properties within the assigned portfolio.
This position has primary responsibility for ensuring that each remodeling/renovation project is completed in a timely manner, within or under the estimated budget.
Assists and participates in optimizing the maintenance operations.
Ensures quality control with defined standards through monthly report analysis, site visits, maintenance meetings, implementation and tracking of maintenance programs, and communication with the all appropriate parties.
Supports Service Managers and Community Managers in a variety of facility support activities.
Assists community maintenance staff with various mechanical difficulties and acts as a resource to the on-site teams.
Assists property management in the evaluation, hiring, termination, and promotion of maintenance associates.
Maintains frequent communication with the Regional Operations Manager and Regional Vice President.
Coordinates all necessary inspections on the properties in the portfolio.
Holds monthly staff safety meetings to keep employees informed and to discuss and solve problems.
Reviews all environmental systems on properties and regularly monitors compliance with O & M programs.
Oversees the maintenance of all vehicles, tools, and equipment.
Schedules maintenance and prompt repairs when necessary.
Maintains state-of-the-art knowledge of new maintenance techniques and programs.
Assists with pricing procurement with regional standardization of vendors and pricing, ensuring compliance with purchasing initiatives.
Reviews final renovation plans and specifications to ensure the timely filing and obtaining building permits as necessary.
Negotiates prices with vendors.
On-call monitoring and schedule management.
Travel required.
Please apply if you have: 5+ years of Multi-family maintenance experience 3+ years experience in a leadership role Construction project management experience is a plus Large site experience is a plus Hands-on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliance trouble shooting, pool maintenance, etc.
