Responsible for the supervision of facility staff in all its aspects through the following: * Oversees day-to-day management of assigned Trillium buildings and properties by conducting weekly site visits and monthly operations reviews * Liaison between on site teams and corporate staff * Is responsible for assuring delivery of high quality services to residents; maintains positive tenant and community relations * Develop and update property management policy and procedures in collaboration with the VP of Property Management * Attends to legal matters pertaining to residents * Gathers data and monitors quality performance measures for building operations, including utilization of department scorecard to address performance issues or reinforce strong performance * Assists in the development of new properties, including operating budget, relocation, marketing and design planning and leasing plan oversight * Remains current on legislation and regulations that may impact property management operations; interfaces with government regulatory agencies as management agent and ensures regulatory compliance; maintains effective working relationships with representatives of government agencies and industry peers * Keeps supervisor informed on all issues related to management of the Trillium inventory * Oversee effective and timely response to tenant and/or outside agency complaints and inspection reports * Review and update Resident Handbook, Tenant Selection Plan and Affirmative Fair Housing Plan to be compliant with HUD regulations as needed * Respond to emergency situations from on site staff * Report and perform as liaison between site staff and board of directors/owners * Performs other related duties as required PERFORMANCE MEASURES (KEY DELIVERABLES AND EXPECTED RESULTS) * Ensure financially sound facilities * Ensure well maintained facilities with the goal of 85+ points on physical REAC inspection * Monitor occupancy with the goal of full occupancy * Meet government inspection and regulatory compliance standards and requirements with goal of satisfactory or higher rating * Meet board of director’s expectations with goal management contract retention * Ensure employees are adequately trained in areas specific to their jobs including regulatory, occupancy, Yardi, financial, and site specific company computer systems, operational manual, employee handbook, performance expectations, corporate and project documents * Maintain communication through weekly supervisors meetings and monthly onsite meetings * Meet resident satisfaction with a goal of minimizing complaints and quickly resolving any legitimate issues Page Break SKILL SET (REQUIRED SKILLS AND OTHER FACTORS FOR JOB SUCCESS) * Management, administrative, financial, communication, supervision, and team building * Excellent analytical and problem-solving skills.
* Knowledge of building maintenance system.
* Ability, willingness and sensitivity to work with a diverse, low-income population.
* Thorough knowledge of landlord-tenant law and procedures * Ability and willingness to learn relocation, HUD and tax credit programs * Sound judgment and proven commitment to customer service * Flexible, creative team player * Dependability, initiative and follow-through * Effective writing, communication and organizational skills * Ability to respond appropriately in pressure situations, sound temperament and strong ‘people’ skills with a commitment to customer service * Ability to interface effectively with property management and other staff.
* Proficient in Microsoft Office and Yardi Voyager * Ability to draw conclusion from abstract data * Must meet physical requirements attached WORK/EDUCATION EXPERIENCE REQUIREMENTS (REQUIRED EXPERIENCE, EDUCATION AND TRAINING) * Minimum 3 years related experience and/or training in management of affordable housing; or equivalent combination of experience and education * Related BA/BS degree preferred * Experience with HUD and/or tax credit preferred * Experience working with older adults preferred AT-WILL EMPLOYMENT * Employment with Trillium is at will.
This means that both Trillium and Employee have the right to terminate the employment relationship at any time, with or without advance notice and with or without cause.
* The first 90 days of Employee’s employment will be considered an introductory period.
However, this introductory period will not alter or modify the at-will nature of the employment.
