We are looking for an Assistant Property Manager with 3-5 years of experience in commercial property management.
This is a commercial/industrial real estate firm in the Northern Los Angeles and Ventura County.
This Assistant Property Manager will work out of the office located within easy driving distance of the portfolio which consists of multi-tenant industrial and low-rise, class “A” suburban office buildings.
Duties will include property management duties for assigned properties including vendor interface regarding unit rehabs and assistance with capital and tenant improvements, site maintenance and contract negotiation.
Other duties include assisting management with budgeting, invoice approval, CAM, base year operating expense pass throughs and NNN charges, broker interface and monthly reporting to owners.
Key Responsibilities for this position include the following.
PROPERTY MANAGEMENT: Enforce rules and guidelines for Tenants/Vendors/Visitors regarding assigned properties.
Monitor contractor/vendor daily work schedules for completion and follow through.
Inspect unit rehabs for code compliance and quality of work.
Obtain bids as needed; create job scope/schedule and make recommendations.
Perform Walk-throughs on vacated units, allocating costs to Tenants and applying security deposits as needed.
Perform and document all move-in/move-out inspections.
Routine inspection of buildings and grounds, completing check lists, making recommendations for repairs and maintenance.
Correspond with Tenants for all actions relating to maintenance and enforcement of property rules and regulations.
ADMINISTRATION: Assist with preparation of leases.
Issue work orders: track completion, approve and process invoices.

LEASE ADMIN: Enforce compliance with lease terms for various commercial lease types including Industrial Multi-tenant Gross, NNN and Full-Service Office.
Ensure tenants maintain insurance as required by the lease.
Maintain good customer relations; enforce Lease terms.
Update vacancy information, tenant emergency information, contact lists, etc.
REPORTING: Review monthly reports as necessary.
