We have an *for an experienced seasoned COUPLE* as resident *leasing* agents and *maintenance* personnel working as a team for a 32 unit apartment building in *Woodland Hills*.
*Property management and maintenance experience are REQUIRED*.
*One spouse may have an off-site job.
* At least one person must have knowledge and the requisite skills to perform maintenance work.
Both candidates must be non-smokers and have 1) valid Driver's Licenses; 2) social security cards; 3) no history of convictions, evictions or collections; and 4) no pet.
*APPLICANTS MUST*:
- Be self motivated, mature, with a go-getter, positive attitude
- Willing to work from home 15 hours/week (each candidate) and have flexible hours.
- Be able to handle medium to light maintenance including basic plumbing, minimal daily grounds maintenance, following up with tenant requests, scheduling and meeting vendors;
- Possess excellent work ethics and supervisory skills;
- Have strong attention to detail and high standards;
- Be able to collect rents, make bank deposits, and post necessary notices to tenants;
- Be able to post ads on all rental sites via computer;
- Be available to show vacant units to prospective tenants, including on weekends as needed;
- Expected to work on Fridays and Saturdays.
Work schedule may vary based on demand.
- Be available for onsite or weekend emergencies when necessary.

_*Responsibilities*_:
- Help maintain high occupancy levels;
- Prepare lease documents.
Verify compliance with lease files, accurate completion of applications, income verifications, asset verifications, and other related paperwork;
- Inspect and assess condition of units, common areas and grounds.
Inspect for any potential liabilities and immediately report any potential hazards to the owners;
- Assist with preparation of vacant units and move out statements upon move out by tenants;
- Assist with unit inspections and helps to ensure repairs are completed in a timely manner;
- Perform medium to light maintenance;
- Perform other duties as assigned.
*Knowledge, Skills and Abilities*:
Prior leasing skills is required (4 years preferred).
Familiarity with Fair Housing and Landlord-Tenant laws.
Knowledge of basic office practices and procedures.
Knowledge & ability to perform medium to light maintenance.
Ability to establish priorities and coordinate work activities.
Having math skill and possess problem solving skills.
Demonstrate good level proficiency in computer systems and applications, including, Microsoft Office (Word, Excel, Microsoft, etc) and the Internet.
Bilingual English and Spanish speakers are preferred.
