*Job Summary:*
As a vital member of our community management team, the On-site Apartment Community Manager plays a crucial role in delivering exceptional customer service to residents.
This position involves close collaboration with the operations team to increase revenue, address resident concerns, and uphold the community to the highest standards.
The On-site Apartment Community Manager is a dynamic leader who demonstrates outstanding organizational skills, a sense of urgency, excellent customer service, and strong managerial abilities.
*Key Responsibilities:*
*Property Management and Resident Relations:*
* Oversee and manage the day-to-day operation of 47 units within the community.
* Negotiates leases, collects security deposits, and fosters positive tenant relations.
* Manages the community reputation by addressing and resolving resident feedback and obtaining positive reviews.
*Leasing:*
* Monitor and forecast vacancies.
* Demonstrate ability to retain residents to reduce vacancies.
* Attract new residents by advertising vacancies and obtaining referrals from current residents.
* Be an expert on the community, the units, the amenities, and location.
* Show vacant units to prospective residents and close new leases.
*Financial Management:*
* Achieves financial objectives by collecting rents on time.
* Serving notices in timely fashion in accordance with management directives and established policies and procedures.
* Managing the eviction processes including small claims court appearances as necessary.
* Ordering supplies and parts for maintenance in accordance with established policies and procedures.
* Adhering to annual budget, scheduling expenditures, analyzing variances, and taking corrective actions.
*Property Maintenance:*
* Maintain the property by investigating and addressing resident issues.
* Enforce Community rules.
* Inspecting vacant units
* Ensure repairs are completed in the required time frame.
* Manage make-ready and turns with operations team.
* Manage all third-party vendors.
* Create and manage all work orders in accordance with established policies and procedures.
* Ensure proper functioning of building systems through maintenance service contracts and repair/maintenance supervision.
*Emergency Response:*
* Respond promptly to emergencies and manage the response is accordance with established policies and procedures.
*Reporting:*
* Preparation of reports for management team as needed.
*Professional Development:*
* Stay updated on industry trends and best practices through educational opportunities, reading professional publications, maintaining networks, and participating in professional organizations.
* Accomplishes organizational goals by taking ownership of new tasks, exploring opportunities to add value, and contributing to overall success of the community.
*Additional Responsibilities:*
Undertake any additional responsibilities as designated and assigned.

*What we are looking for:*
* Two years’ previous property management experience is required.
* Proficient in MS Office Suite and property management/CRM software.
* Experience with Yardi preferred.
* Financially savvy; previous experience in creating/adhering to budgets, fiscal reporting a plus.
* Must have excellent communication and customer service skills.

* Part Time, Monday – Friday 9 AM to 1PM
