*POSITION SUMMARY *
* This is a full-time position with *requirements to live onsite* and hold office at a 200-unit community in Sylmar, CA.
Onsite Manager will report directly to and will maintain consistent communication with regional supervisor and corporate staff.
Responsibilities will include onsite management for a property located in Sylmar, CA.
*JOB REQUIREMENTS *
* Rent collection and reporting
* Leasing and vacancy showings
* Collect new resident check-in sheets for new tenants
* Turn in resident check out sheets, owner’s personal property addendums, and photos of unit condition upon each tenant move out.
* Maintain good rapport with all community members
* Must always have a professional and ethical character
* Maintain frequent and consistent communications with corporate staff
* Be available to answer and return phone calls and e-mails with tenants, vendors, and supervisors
* Monitoring video surveillance cameras
* Provide new resident orientation and education at move-in, including acquainting new residents with the community rules, how to navigate the neighborhood, and emergency procedures
* Serve notices to tenants as needed
* Trouble shoot in off hour emergency situations
* Report on cleanliness of all community areas including entrances, patios, hallways, and staircases.
* Make sure community trash makes it into large waste bins in parking lot
* Report tenants to supervisor who are not following community rules of cleanliness
* Communicate to supervisor when cleaning or other supplies are needed
* Keep keys organized and easily available at all times
* Report to maintenance personager as needed
* Report to maintenance personager any vandalism or graffiti
* Meet third party vendors and contractors as necessary to give them access to the building and answer questions
* Keep accurate and organized records of vendor visits and all property activity
* Ability to communicate effectively with all tenants
* Ability to learn and become proficient with critical company software applications including AppFolio, Microsoft TEAMS, and Adobe Acrobat
* Must be eligible to work in USA
*QUALIFICATIONS AND EXPERIENCE *
* High School diploma or equivalent
* High sense of urgency while maintaining high quality standards
* Three to five years of on-site property management experience
* Must be able to lift a minimum of 50 lbs
* Driver's License, Pre-employment background check, DMV record search and drug screening required
* Ability to take direction from supervisor and complete tasks on time and in an efficient manner
* Must be customer service oriented
* Possess basic computer skills
* Good written and verbal communication skills
* Experience with AppFolio Property Manager is a plus

* Full time salary
